New Forum Partners has announced its latest acquisition of The Design Center at Lake Norman, a 71,352 square-foot flex office park located in Mooresville, North Carolina. Local real estate firm New Forum, Inc. launched the dedicated platform, New Forum Partners, focused exclusively on new development and acquisitions in Summer 2018.


The Design Center at Lake Norman was originally constructed in the 1940’s. The building served as a manufacturing facility for the Troutman Shirt Factory. In recent years, the mill was retrofit by previous owners Paul and Roz Streeter to accommodate office and warehouse users. “The demand for creative office space across the entire market coupled with the strong in-place tenancy in a fast-growing community perfectly aligned The Design Center at Lake Norman with our objectives,” said William Hodges, Managing Partner at New Forum Partners, “We enjoyed working with the Streeters throughout this process and are excited about New Forum Partners expanding our company’s presence into a new submarket in Mooresville.”

Uptown Cheapskate, a retail store that sells new and gently used designer goods, has signed a lease at Madison Corners, New Forum Partners’ latest acquisition. Local real estate firm New Forum, Inc. launched the dedicated platform, New Forum Partners, focused exclusively on new development and acquisitions in Summer 2018.

Uptown Cheapskate will occupy 5,500 square feet of retail space located at 5033 South Blvd., Suite E, in the neighborhood retail center. The Auto Pour (T.A.P.), an automated and self-serve tasting room, has signed a lease for its flagship location in Charlotte, NC with Madison Corners, New Forum Partners latest acquisition. Local real estate firm New Forum, Inc. launched the dedicated platform, New Forum Partners, focused exclusively on new development and acquisitions in Summer 2018.

The Auto Pour (T.A.P.) will occupy 2,906 square feet of retail space located at 5033 South Blvd., Suite O, in the neighborhood retail center. The Auto Pour’s self-serve tasting room offers new & innovate technology with taps that provide mere ounces for a tasting, half glass & full glass, all with the swipe of a customer’s stored value card. Famous Toastery Signs Lease in Ayrsley

Famous Toastery, a popular regional chain of breakfast-lunch restaurants, has signed a lease for its first Southwest Charlotte location in the Ayrsley community of Steele Creek.

Famous Toastery will occupy 3,062 square feet of retail space located at 2127 Ayrsley Town Blvd., in the Arcade Building in Ayrsley. The space was previously occupied by Rooney’s Market and is located next to Carolina Beer Temple and across from Piedmont Social House. This location is set to open in Spring 2019.

“Famous Toastery chose Ayrsley due to the strong daytime population, walkability from nearby offices, apartments and hotels and a strong co-tenancy that complements our restaurant,” said Robert Maynard, founder. “Jason and Michele Serkin have proven to be an exceptional operator and we are excited to have them open a franchise in this booming part of town.”

This will be the Serkins’ fifth Famous Toastery location, and first in Charlotte, in addition to locations in Indian Land, Tega Cay, Rock Hill and Lake Wylie.

GiGi’s Playhouse has leased 4,238 square feet at Ayrsley at the One Kings Parade building. GiGi's Playhouse is the only nationwide network of Down syndrome achievement centers; changing lives through free, results-driven programs for individuals of all ages, families and communities.

Medical Sales College, UMortgage Solutions Sign Leases at Ayrsley

The Medical Sales College and uMortgage Solutions have both signed leases with New Forum at the Ayrsley community in Steele Creek.

The Medical Sales College has leased 2,886 square feet at the Charleston Row building at Ayrsley. The college specializes in medical device sales education and works directly with internal corporate recruiters to connect its trained graduates with employment opportunities. Founded in 2010, the Medical Sales College has trained more than 1,000 students and now has six campus locations across the country. The Charlotte location is expected to open in August.

uMortgage Solutions, a new mortgage firm founded by Matt Nixdorf, has leased 2,087 square feet at Ayrsley and recently opened at 2135 Ayrsley Town Boulevard. Nixdorf has been a licensed mortgage broker for 20 years and previously started mortgage firm QC Lending in 2012.

New Companies in Ayrsley

Neteffect Technologies, an IT services firm, has renewed and expanded its lease at the Ayrsley mixed-use community in Steele Creek.

Neteffect Technologies recently signed a five-year extension and increased its space from 6,369 square feet to 10,045 square feet at 8809 Lenox Pointe Drive. Founded in 1991, Neteffect Technologies specializes in managed IT services, cloud services, business telecom, project-based IT services and IT security services. The company has approximately 35 employees and leased the additional space to accommodate the growth of its cybersecurity practice and its sales force, which now offers 24/7 services.

In addition to the Neteffect lease, The Sally Awad Group with Weichert Realtors has signed a five-year lease for 1,289 square feet at the 2025 Ayrsley Town Boulevard building. Led by Awad, who has more than 10 years of experience, the group has 25 Realtors serving customers across the Charlotte metro area.

Ayrsley’s office space is 94.04% percent occupied. New Forum recently celebrated the grand opening of the new 120,000-square-foot headquarters building for JELD-WEN Holding, Inc., one of the world’s largest door and window manufacturers, and is marketing Two Silver Crescent, an 80,000-square-foot Class A office building at the intersection of Ayrsley Town Boulevard and Sessions Street.

Boutique Fitness Center Opening in Steele Creek

Boutique fitness center Burn Boot Camp open in May 2018 in its new Steele Creek location. The Steele Creek location is owned by Bridgett Earnhardt and Ally Earnhardt. Located at 2101 Cambridge Beltway, the new location will be the 10th in the Charlotte region for Burn Boot Camp.
